Marketing
We provide a property assessment and market evaluation to determine a competitive rental rate, offer recommendations about repairs and cosmetic improvements that can increase that rental rate, advertise on over 100 websites, show homes 6 days a week and make viewing easy by providing a showing calendar to prospective tenants .
Tenant Screening
We view tenant selection as key to successful property management and one of our most important duties for our clients. Each prospective tenant must complete our detailed application and are carefully screened for identity verification, credit, rental history or homeownership, and proof of income. We abide by all Fair Housing Laws.
Rent Collection
Rents are due the 1st of the month and we offer tenants an easy way to pay rent through their tenant portal. We begin making electronic owner deposits on the first of each month, so they don’t have to wait for their rental proceeds.
Lease Renewal
We understand vacancies can be expensive, so we have an aggressive lease renewal strategy which helps retain great tenants. Typically, 60 days prior to the expiration of the current lease we will perform a market analysis then evaluate with our property owner a new lease renewal and/or rental increase for the current tenant.
Maintenance
Well maintained properties mean low vacancy rates and appreciation in property value. We coordinate maintenance repairs at no extra cost to the property owner and keep costs down by using proven and experienced vendors. Our tenants can submit maintenance requests through their tenant portal, and we provide a 24/7 emergency maintenance number.
Inspection
We use Happy Inspector a leader in cloud-based inspecting software. This allows us to perform interior and exterior inspection of each property and detail any lease or code violations, safety hazards or needed repairs. We perform detailed Move-In & Move-Out Inspections and annual inspections that comply with City and County inspection programs.
Compliance
We can handle any tenant compliance issues that may arise from the lease agreement, home-owner associations or government authorities.
Accounting
We use Appfolio software which is the industry leader in cloud-based solutions for property management companies. With our detailed financial reporting tools, it has never been easier to keep tabs on your investment. Along with our easy to read monthly and annual statement we can customize additional reports that may fit your needs. We provide year-end reporting and tax documentation at no extra cost. Log into your owner portal to view statements, invoice copies, leases, inspections and more.
